Overview

HONE is the culmination of a collaboration between Portland’s MODS PDX Inc. (custom modular construction) and Base Design + Architecture, delivering modern, high-quality modular homes through industrialized methods.

Mission & Scope

HONE’s mission is to develop sustainable, affordable housing solutions using Mass Plywood Panels (MPP) built in factory-controlled environments and assembled onsite. They are launching their first community in John Day, Oregon in 2025.

Value Proposition
  • Mass Plywood Panels for durability, efficiency, and cost-effectiveness
  • Integrated Design & Manufacturing enables high-end aesthetics with repeatable quality
  • Turnkey Communities that combine housing production with workforce development
Our Process
  1. Studio-Factory Integration: Design and drawing stages are closely linked with manufacturing capabilities
  2. Prefabrication: Modules built in controlled environments ensure precision and reduce waste
  3. On-Site Installation: Delivered and assembled quickly, with quality inspections and final finishes
Products & Services
  • Mass Plywood Panel Homes — single-family and cluster models
  • Community Planning — cottage clusters and multi-unit neighborhoods
  • Workforce Training — on-the-job learning through the assembly process
  • Site & Permitting Support — navigating local regulations and build requirements
Impact & Future

HONE addresses housing shortages in both urban and rural Oregon markets. Their John Day community, The Ridge, will offer 18 factory-built homes tailored for energy performance and community integration.
